Estate Cleanouts for the Greater Seattle Area

Clearing a parent’s house is not a junk removal job in any way that matters. It’s fifty years of a life, and almost none of the difficulty is lifting. It’s deciding: what matters, what goes, and who gets to say.

We handle the part you shouldn’t have to. Our crew works at whatever pace you set, sets aside anything you’re unsure about rather than loading it, and doesn’t move you through rooms. If you need to stop, we stop.

How Our Estate Cleanout Works

01

Schedule

Book online or call 425-224-7760. Send a few photos and we’ll quote it from those.

02

Upfront Pricing

We confirm the price before anything gets loaded. Nothing gets added afterward.

03

Full Service

We work at your pace, set aside anything you’re unsure about, and never rush a room.

Most estate cleanouts happen across several visits rather than one. Family comes through first, then the donation and sale decisions get made, then there’s what’s left, and what’s left is usually most of it. We can come in at any stage, including the very beginning when nothing has been decided.

If it helps, we’ll do one room at a time and stop when you’ve had enough. We’ve done enough of these to know that the day someone expected to be manageable often isn’t, and there’s no version of this where we’d push you to keep going.

We look before we load. Documents, photographs, jewelry, military items and anything that reads as personal gets set aside and shown to you rather than put on the truck. People find things during these jobs they had no idea existed, and that is far easier before something leaves than after.

Usable furniture and household goods go to local donation partners including Habitat for Humanity. One thing we can’t do is issue donation receipts, so if the estate needs documented charitable deductions, arrange that with an appraiser before the house is cleared rather than after.

Estate cleanouts are priced by the fraction of the truck you fill. Call or text 425-224-7760 and we’ll arrange a walkthrough rather than quoting from photos.

Frequently Asked Questions

Yes, and most estate cleanouts do. Families usually need a first pass, then time, then the rest. We can come in at any stage, including before anything has been decided, and we’ll come back as many times as the job needs.

We set it aside and show you. Documents, photographs, jewelry, military items and anything that looks personal comes off the load and onto a table rather than into the truck. It’s much easier to check before something leaves than to wonder afterward.

No. The crew works at whatever pace you set, and if you need to stop for the day we stop. We’ve done enough of these to know the day someone expected to be manageable often isn’t, and nobody is going to move you through a room.

Where a partner will take it, yes. Furniture, kitchenware, linens and household goods in decent condition go to local organizations rather than to disposal. We can’t issue donation receipts, so if the estate needs documented deductions for tax purposes, arrange that separately before the house is cleared.

Yes, including the garage, basement, shed and yard. A full house is normally more than one truckload, so we plan multiple trips and tell you that when we quote. We sweep the rooms before we leave.

By the fraction of the truck the load fills, the same as any other job, so a partial clear costs less than a whole house. For estates we’d normally do a walkthrough rather than quote from photos. Call or text 425-224-7760 to arrange one.
