Property Management Cleanouts for the Greater Seattle Area

A unit that isn’t cleared isn’t earning. The tenant left whatever they didn’t want, the turn crew can’t start until it’s empty, and every day it sits is a day of rent you don’t get back. The next tenant is waiting on a date you have already given them.

We clear turns fast and document them. Photos before and after, an itemized invoice per unit, and one point of contact who knows your properties rather than a dispatcher who doesn’t.

How Our Mattress Removal Works

01

Schedule

Call or text 425-584-3010, or send photos. We work around your schedule.

02

Upfront Pricing

We confirm the price before loading. One number, with disposal already in it.

03

Full Service

We load, haul and sweep. Metal, wood and cardboard get separated for recycling.

We work with property managers, landlords, HOAs and apartment operators across Seattle and the Eastside. The volume is usually predictable and the timing usually isn’t, so we’d rather set up a relationship than quote every job from scratch.

Standard work is unit turns: abandoned furniture, mattresses, whatever is in the closets, sometimes a fridge nobody emptied. Turn work rarely arrives one unit at a time either, so we schedule several together when they land in the same week. We also do common area clear-outs, garage and storage cage clearances, and the pile that appears next to the dumpster corral every month.

Documentation matters more here than anywhere else, because you’re often recovering costs against a deposit or reporting to an owner. Every job gets before and after photos and an itemized invoice per unit, so it goes into the file without you rebuilding it.

For portfolios with regular turnover we set a standing arrangement with agreed rates and priority scheduling. If an owner or asset manager needs the documentation in a particular format, tell us once and we’ll use it every time.

Call or text 425-584-3010 and we’ll set it up.

Frequently Asked Questions

That’s the whole point of the service. Our pickup days are Saturday through Monday with Tuesday by request, and clients on a standing arrangement get priority scheduling. Tell us the turn date and we’ll tell you honestly whether it works.

Yes. Itemized per unit with before and after photos attached, because most of these costs get recovered against a deposit or reported to an owner. It should go into your file without you rebuilding anything.

Yes, and for a portfolio with regular turnover it’s worth it. Agreed rates, priority scheduling, and one contact who knows your properties rather than explaining the site to a new dispatcher every time. Call 425-584-3010.

Those are hard stops. We can’t take anything exposed to bed bugs, and animal waste, rodent droppings and mold need a licensed remediation company before we come in. If we find any on site we’ll stop and tell you rather than moving it into the truck and into your next unit.

Yes. Common area furniture, storage cages, garage clear-outs and the pile that appears beside the corral are all regular work, and they’re often easier to schedule alongside a unit turn.

Usually, for turnover work. A dumpster costs the same whether it’s full or empty, and on a multifamily property it fills with things you didn’t put there. We charge for the volume we actually take. We don’t rent dumpsters, so that’s a comparison rather than a pitch.
